Attendance is optional. If you or your agent attend, you can review and approve images on-site. If no one is present, the photographer will use their professional judgment and the images will be considered approved when delivered. If no one will be on site, please give access details in advance; our photographers can use SUPRA lockboxes with a provided CBS code.

We know schedules and weather change.
Reschedule with 24+ hours’ notice: no charge
Same-day cancellation or property not ready: $75 fee
If we arrive and the home isn’t ready: $75 plus any travel charges
Weather-related reschedules are handled as flexibly as possible.

Travel is included for jobs within our usual area.
Availability depends on location and schedule.
Jobs beyond about 30 miles may incur a travel fee—contact us for a quote.

Standard real estate photography, 3D tours, and property websites: Next-day delivery (Mon–Sat)
Video projects: Typically, 2–3 business days
For luxury, architectural, and interior design projects, turnaround times may be longer due to the additional capture time, advanced editing, and higher level of refinement involved. Timelines for these projects are always discussed in advance, so expectations are clear. Rush delivery may be available upon request.

Most standard real estate sessions last between 45 minutes and 4 hours, depending on property size and selected services.
For luxury properties, architectural projects, or interior design-focused shoots, sessions may take longer. These projects involve a more deliberate, detail-driven approach—refined compositions, nuanced lighting, and multiple variations—so both the on-site session and post-production process may extend beyond typical real estate timelines. This ensures the final imagery accurately reflects the level of design and craftsmanship involved.

Images are delivered via a private online gallery (HDPhotoHub) with both MLS-ready and high-resolution downloads.

Yes. Our photographers is FAA Part 107 Certified. Drone services are available for eligible properties and are conducted in full compliance with FAA regulations and local restrictions.

All clients receive a standard marketing license, allowing use of images for:
Website and portfolio use
Social media (organic posts)
Email marketing
Printed sales collateral
Award submissions
Copyright is retained by the photographer. Images may not be resold, redistributed, or used by third parties without additional licensing. Paid advertising, editorial use, or broadcast usage requires a separate agreement.

All delivered images include basic editing (color, clarity, and perspective correction).
Standard editing applies to composite images and includes minor object removal and light cleanup.
Extensive editing (major removals, structural changes, color replacements, added graphics, etc.) is not included and is billed hourly due to time requirements. (Fireplace and TV editing is generally included in the basic editing)

No. The photographer retains copyright. Clients receive a usage license. Full copyright buyouts are available at a separate rate reflecting the lifetime value of the work.
